 Once you have a signed purchase agreement from your seller, simply complete our brief online form and send us the property details and deal info. We’ll then review and underwrite your land deal within 24 hours, following up with any questions if needed to keep things moving fast.

 We’ll reach out to walk you through our process, present a funding offer, and answer any questions you have. After that, we’ll send over our funding agreement by email for your review and signature.  Once signed, we’ll coordinate directly with the title company to kick off the escrow process and keep your deal on track.

 After the funding agreement is signed, we’ll wire the funds directly to the title company or attorney handling the closing. Once the deal is closed, you're off to the races We will stay out of your way, unless you want us involved, that's fine too.  When the property sells, we’ll recover our initial investment along with the agreed-upon profit split or fee.

We are two dudes who know how hard it can be to get into the real estate game.  We know because we've been there.  We still do our own prospecting and close our own deals, so we know how this career can change lives.  Which is why we want to help others close as many transactions as possible.  Whether you're on your 1st deal or 100th, we are hear to help.


JV Funding is typically a 70/30 split.  The best deals have enough margin in them to be aggressive on pricing so we typically look at deals that will close within 60 days.  Any amount of time after that, the split goes up or we can negotiate and get more aggressive on pricing.

DC (Double Close) or Transactional Funding is often required when you have a buyer lined up prior to closing on the property.  In this case, all you need is funds to close the AB portion of the transaction before you can move onto the BC.  Typically these funds are only needed for 24-48 hours.  Our standard  fee for this type of transaction is 1.5%.  If additional time is needed or there are special circumstances, we can discuss over the phone.

Full-Stack Funding is geared toward someone who doesn't have the time or doesn't know how to get a deal done.  If you've found a seller and the numbers pencil, we can partner and handle the entire process.  Closing with the seller, funding the deal, marketing, and getting the deal over the finish line.  Under this type of situation we just reverse the JV split.  30/70.  Meaning, we handle everything and you sit back and collect 30% of the profits.



  • We only fund deals in the United States.
  • Purchase Price needs to be at or below 50% of market value.
  • We will fund deals where there are wetlands, flood planes, or are land locked, but these require special consideration and we typically like to be more involved in these deals.
  • Our target time on market is 60 days or less but we understand this is not always possible.  
  • There typically needs to be at least $5,000 in profit to getrefunding.com.


If you have a title company you have worked with in the past, great.  We'll work with them.  If you don't, we can always make a suggestion, but we do recommend if you haven't worked with a particular title company or closing attorney, make sure you confirm they are familiar with and have experience in working with wholesalers.  The wrong title company can complicate the process and even derail a deal.
